Residential Construction
Shed Builds
In Edmonton, a permit or license is not required to build a standard backyard shed, provided it follows certain criteria.
Permit-Exempt Sheds
- Size/Floor Area: Total floor area must be $10m^2 (108 ft^2)$ or less to be exempt from building permits.
- Height: The structure is shorter than 1.85 meters (6 ft).
- Utilities: There is no permanent electrical wiring.
Permit-Required Shed Builds
- Size/Floor Area: A total floor area greater than $10m^2 (108 ft^2)$ requires a building permit.
- Height: If the proposed structure is taller than 1.85 meters (6 ft) it requires a permit.
- Utilities: If you plan to add power, heating, or plumbing separate trades permits are required.
Zoning Bylaws (Mandatory Placement Rules)
Whether a permit is required or not for your Custom Shed Build, it must still comply with City of Edmonton Zoning Bylaw restrictions.
- Location — A shed can only be built in a backyard or side yard (sheds in a front yard are strictly prohibited).
- Property Line Clearance — It must be located at least 0.9 m (3 ft) from main house and interior side property lines, and at least 0.6 m (2 ft) from the rear property line.
- Maximum Peak — The roof midpoint cannot exceed 4.3 m (14.1 ft).
- Easements — It cannot be placed over any utility easements or right-of-ways registered on your property title.
